Partnering with the Bennett Family, SAGE delivered a 7,500 SF addition and 5,500 SF tenant fit-out to the existing Ollie’s building on Tilghman Street. The project required the team work meticulously with national brand standards while adhering to local landlord requirements. Through Design-Build, SAGE coordinated these design expectations with operational needs fitting the space with polished concrete floors, exposed structures, and coordinating with vendors for the seamless integration of storage racking and merchandising displays. SAGE managed long-lead coordination and installation schedules to ensure a seamless delivery and a durable, high-performance retail environment.

SAGE partnered with the Bennett Family to deliver a transformative expansion and tenant fit-out adjacent to the existing Ollie’s store on Tilghman Street. The project included a 7,500sf building addition that created two new tenant spaces, along with a complete 5,500sf interior fit-out for a national automotive retailer. Through a comprehensive Design-Build approach, SAGE fit out one the newly constructed tenant spaces for Advance Auto. The approach aligned national brand design and merchandising criteria with the landlord’s building requirements. The second tenant space remained vacant at turnover and was later completed for Kelley Electric by SAGE.

From the outset, SAGE worked carefully to balance Advance Auto’s established brand standards with the functional and aesthetic expectations of the property. This required close collaboration with the Bennett Family, the design team, and multiple national vendors to ensure the store met its operational, aesthetic, and performance needs. The finished space features polished concrete floors, exposed structure, and a layout configured to support the retailer’s prescriptive workflow and merchandising requirements.

A key element of the project involved early, detailed coordination with national vendors responsible for parts storage racking and merchandising displays. Because these systems follow national deployment schedules, coordination often began months in advance to align installation windows with manufacturing lead times, brand rollout requirements, and on-site construction progress. This proactive approach ensured long-lead materials and specialty equipment were installed exactly when needed in the construction timeline.
Throughout construction, SAGE managed the technical integration of the new addition with the existing building, the tenant utility and systems coordination while constructing a retail environment for heavy traffic. The Design-Build delivery model provided continuity across project phases, allowing decisions to be made efficiently and with full alignment among stakeholders.

The result is a high-quality retail space that enhances the overall value of the Tilghman Street property while meeting Advance Auto’s national design and operational expectations. Through thoughtful planning, disciplined coordination, and a commitment to quality, SAGE delivered a project that supports the tenant’s success and aligns with the long-term vision of the Bennett Family partnership.
