Smart adaptive reuse: transforming constraints into opportunities for a mission-ready workspace.

Randy Wood, Principal at Inflight Training Solutions, engaged SAGE early in the property acquisition process to assess feasibility and confirm that the selected building could support ITS’s operational requirements from a constructability and space planning standpoint. After a thorough evaluation, the Union Boulevard property was chosen. The existing building has a layered history – originally a florist shop, later converted into a print shop, and expanded over time through multiple renovations. These changes created a unique layout that posed both challenges and opportunities for adaptive reuse.

SAGE’s design strategy prioritized creating a highly functional space tailored to ITS’s program needs. The interior plan was carefully developed to optimize workflow, including an administrative area for staff and a dedicated training space for clients, all supported by a central kitchenette. This layout maintains a clear separation between client-facing areas and staff work zones and supports the multi-faceted offerings of Inflight Training Solutions. In addition, the design incorporates a separated flex or future growth space, ensuring adaptability for evolving operational needs without disrupting the core program areas.

As part of the transformation, the former multi-user restrooms were redesigned into comfortable single-user restrooms, enhancing both privacy and user experience. Two existing conference rooms were combined and reimagined to create a spacious new conference room—the centerpiece of the space. To achieve this, original doors and interior windows were removed and replaced with glass, while the former window sills were eliminated to introduce a series of full-height glazed punch-throughs. These openings add visual interest and create a sense of openness and connection to the central conference area.

Working closely with ITS, SAGE curated finishes that aligned with their aesthetic vision and budget parameters. A cohesive color palette was established to reflect the brand identity throughout the space. Additionally, SAGE is exploring wall graphic and mural options, some with integrated acoustical properties for the main staff work area, combining visual impact with sound control.

Exterior upgrades were designed to enhance curb appeal and reinforce brand presence. Improvements include refinishing a portion of the existing canopy, painting the front façade, and installing new branded signage complemented by illumination and visual emphasis.

This project demonstrates the value of adaptive reuse, thoughtful space planning, and brand integration—resulting in a workplace that supports ITS’s mission and daily operations effectively while providing flexibility for future growth.
